SHORT-TERM VACATION RENTAL AGREEMENT

This Short-Term Vacation Rental Agreement (the "Agreement") is made by and between the Property Owner/Manager ("Owner") and the Primary Renter ("Guest") as of the date last written below.

1. Property & Occupancy Details

Condo Unit: The Strand, 508B, 1703 N Tamiami Trl, Sarasota, Florida. Maximum Occupancy: The maximum number of guests is strictly limited to four (4) individuals. Exceeding this limit without prior written approval is grounds for immediate termination of this agreement without refund.

2. Rental Period

Check-In: After 3:00 PM. Check-Out: Before 11:00 AM.

3. Financial Terms & Payment Schedule

Full Refund: Allowed if written cancellation is received at least [Thirty, 30] days prior to the Check-In date.

No refunds will be given for early departures, inclement weather, or maintenance disruptions in building common utilities.

4. House Rules & Condominium Regulations

The Guest agrees to comply with all rules and regulations established by the local Condominium Association (HOA). Smoking: This is a strictly non-smoking / non-vaping unit. Smoking inside the unit or on the private balcony is strictly prohibited. Pets: Pets are not permitted under any circumstances. Quiet Hours: Guest must abide by the building's quiet hours from 10:00 PM to 8:00 AM. High-volume noise or disruptive parties are prohibited. Parking: Includes one designated parking space. Vehicle information must be registered with the building if required by the Association.

5. Maintenance & Care of the Property

The Guest shall keep the property clean and in good order. All appliances, electronics, and plumbing systems should be used only for their intended purposes. Any damage, malfunctions, or maintenance issues must be reported to the Owner immediately.

6. Access & Inspection

The Owner or a designated building representative reserves the right to enter the premises at any reasonable time to inspect the property, perform essential repairs, or address emergencies.

7. Liability & Hold Harmless

The Owner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or utilizing common building amenities (e.g., pools, fitness centers). The Owner is not responsible for the loss or theft of personal belongings. By signing below, the Guest accepts all risk associated with the use of the property.

8. Deposit Return Policy

The Security Deposit will be refunded within fourteen (14) days of check-out, provided no damage is done to the unit, its contents, or the common areas, and all house rules are followed.

Subletting or assigning the rental agreement is strictly prohibited. The property shall not be used for any commercial purposes, parties, or events without prior written consent.
